Overview

We are seeking an ambitious Estates Surveyor to work within our Property department, supporting the Senior Estate Manager. The role offers exposure to a variety exciting and diverse projects across a portfolio of c1,300 properties throughout the UK.

 

The successful candidate will be responsible for all property related matters within a set geographic area of c400 trading retail assets. Duties will include rent reviews, service charge assessment, sub lettings, disposals, lease renewals and general property management.


We are seeking individuals with excellent communication skills capable of identifying opportunities to add value and enhance the portfolio. You will be confident operating in a collaborative cross-functional environment with opportunities the ability to engage with multiple stakeholders in the Operations, Maintenance teams along with external consultants, professional advisers and landlords


The ideal candidate will be a Chartered Surveyor or working towards their APC (full support will be given) with experience in all Landlord and Tenant matters with some exposure to Retail.

Responsibilities

·      Negotiate rent reviews, lease renewals, and break options to reduce property costs and improve profitability.

·      Explore and implement regear opportunities to lower occupational costs and generate incentives for reinvestment.

·      Manage the rebranding of stores and oversee the closure process, including dilapidation negotiations.

·      Retain ownership of property databases.

·      Collaborate with multiple internal and external teams including Retail Operations, Finance, Maintenance, H&S, and legal advisors.

·      Prepare reports for monthly board meetings and advise on budgeting for the upcoming financial year.

·      Oversee invoice authorisations for rent and service charges

Skills & Experience

·      MRICS or working towards their APC with experience in Landlord and Tenant with the ability to ‘make things happen’.

·      In-depth knowledge of Landlord and Tenant Law, Building Regulations, Planning, property regulations, health and safety standards, and compliance requirements.

·      Strong technical skills with the ability to work alone and within a team environment.

·      Excellent communication, negotiation, and interpersonal skills.

·      Ability to work under pressure, manage multiple instructions, and meet deadlines.

·      Strong financial acumen and experience of budgeting and cost analysis.

·      Ability to implement active and reactive maintenance programs across a large, diverse estate.

·      A diplomatic and professional approach, able to gather and share information in an inclusive manner while dealing effectively with challenging situations.

·      Excellent written and verbal communication skills, with the ability to build key relationships within and with property professionals from outside the business.

·      Full driving licence
